Plumbing & Piping

Plumbing & Piping Site Survey

Field checklist for existing-condition and construction observation of domestic water, drainage, fuel gas, and fixtures. Record tags, sizes, and deficiencies while access is open.

Domestic Water Heating

  • Record water heater or boiler manufacturer, model, serial, input, recovery, storage volume, and fuel.
  • Note setpoint, aquastat, mixing valve, and outlet temperature where the plant allows a reading.
  • Verify T&P relief discharge termination, drain pan, and thermal expansion tank.
  • Log recirculation pump tag, balancing valve, and insulation on the hot water and return.

Service Entrance & Backflow Prevention

  • Record service size, meter, and pressure-reducing valve setting if labeled.
  • Identify backflow assembly type, size, serial number, and the date on the test tag.
  • Confirm relief-valve discharge has a visible air gap and a drain that can take the flow.
  • Note isolation valves, strainer condition, and any assembly installed below grade or without clearance.

Sanitary & Storm Drainage

  • Count fixtures by area and compare the count to the drainage load the piping appears to serve.
  • Locate floor drains, trench drains, trap primers, and cleanouts. Note covers that are buried or sealed.
  • Record grease interceptor location, capacity if tagged, and inlet and outlet condition.
  • Photograph roof drains, overflow drains, and scuppers. Note ponding and missing domes.

Fuel Gas

  • Record meter size, delivery pressure, and regulator location.
  • Note piping material, support spacing, and bonding jumpers at meters and appliances.
  • Verify appliance shutoff valves, dirt legs, and connector condition.
  • Check combustion-air openings and vent connectors. Do not assume a sealed opening is code-compliant.

Fixtures by Occupancy

  • Food service: count prep sinks, warewash, mop sinks, and floor drains at the cooking line.
  • Healthcare: record clinical sinks, bedpan washers, and emergency fixtures separately from public toilets.
  • Multi-family: note water closet type, shower valve, and whether units share a water heater or riser.
  • Industrial: log hose bibbs, emergency eyewash and shower locations, and vacuum breakers on washdown stations.
