Equipment Nameplate & Electrical Data
- Record model, serial, voltage/phase, MCA, and MOP ratings.
- Verify refrigerant type and factory charge on unit tags.
- Note manufacturer clearance compliance and access layout.
Air Handling Equipment & Rooftop Units
- Inspect supply and return fan belt tension, sheave alignment, and bearing play.
- Record filter size, quantity, and loading state.
- Check cooling/heating coil fin condition, corrosion, and freeze-stat placement.
- Verify outdoor air damper actuation, linkage tightness, and seal integrity.
Hydronics & Piping Distribution
- Log pump package serial numbers, operating pressures, and isolation pad condition.
- Verify expansion tank pre-charge pressure and air separator operation.
- Inspect pipe insulation jacket, vapor barriers, and balance valve locations.
Ductwork & Terminal Devices
- Document duct insulation type (internal liner vs. external wrap) and condition.
- Verify flexible duct run lengths, sag limits, and connection collars.
